Yep, you're right, but the new rules will start to be enforced in August, personally I can't wait until the new rules come into force, since they are designed to curb the level of domestic violence amongst indigenous tenants, we've recently had a few nights where there's been some trouble and Police have attended.

Yep, I'm pretty sure that if tenants acrue 6 demerit points in a year they get evicted asap, but more to the point, the amount of demerit points earned per rule-break depends on it's severity, acts of vandalism, like wall graffiti earn one demerit point (this is going by what I can remember by the way), more serious rule breaks like threatening to hit, stab, or hurt someone can earn from two to three demerit points.
I'm pretty sure that excessive noise levels, particularly at night, will earn a tenant two demerit points.
So, if a tenant hits, or hurts someone once on two separate occasions in a year that can add up to 6 demerit points and they'll face automatic eviction.
sure, sounds fair Doc. Just like driving demerit points, if you acrue 12 demerit points in a 3 year period you lose your license. You can lose 12 or more points for stupid stuff like excessive drink driving, hooning etc and on long weekends in WA the demerit points are doubled
